Town of Redcliff’s municipal planning commission meeting highlights: August 20

The Town of Redcliff’s Municipal Planning Commission (MPC) met on Aug. 20 to discuss a range of development applications and land use amendments shaping the future of the region for residents and businesses. Following are the key takeaways from the meeting.

The minutes from the July MPC meeting were formally adopted. During that meeting, the commission approved subdivision application 2025-SUB-01 for a bare land condominium at 119 Pembina Drive NE, subject to conditions including the payment of taxes and the registration of a utility right of way agreement for TELUS, if required.

Following the adoption of the previous month’s minutes, Brian Stehr, development officer, reported on development permit approvals since the last MPC meeting. These included a change-of-use request to facilitate the sale of utility and dump trailers, a request to construct a detached garage as an accessory building, and a request to build a carport as an accessory building. No subdivision and development appeal board decisions were received since the last meeting. Additionally, there were no new council decisions or directions related to the land use bylaw.

Two significant land use bylaw amendment applications were on the agenda, both aimed at rezoning properties to align with future development plans. These were also agenda items on the recent (Aug 20) regular council meeting. Bylaw No. 1995/2025 proposes rezoning 1080 Highway Avenue NE in the Gateway neighbourhood to develop a large group care facility, aligning with the municipal development plan’s goal to phase out industrial uses and promote high-visibility businesses. Bylaw No. 1994/2025 involves rezoning a portion of Lot 1, Block 1, Plan 0412179 for a national retail service provider. Initially proposed as C-HWY zoning, it was revised to C-GEN to better suit the developer’s long-term plans. Concerns about split zoning were raised, with the applicant requesting rezoning approval to finalize a land sale despite recommendations for subdivision first.
